Washboard, ruts and washouts are all the same disease: water sitting on or running down the road. We build and rebuild roads with crown and fall so water gets off the surface fast, ditching where the terrain sends water at the road, and compacted material that holds under real traffic, the same discipline that gets a custom house pad ready for its soils engineer.
On rural parcels around La Cresta and beyond, that means long driveways, ranch roads between buildings and fields, and access routes for trucks and equipment. It is also fire access: a road your family, your hay truck and a fire engine can all actually use.
On working land, coordinate the route with vineyard or agricultural preparation so access fits the way the property will be used. At the house, the road also has to meet the finished yard grades without sending runoff toward the building. Those connections belong in the road plan from the beginning.
For a new homesite, plan road levels against the house pad and any ADU access and utility work. Making those connections part of the initial layout helps avoid reopening finished access to reach another part of the project.
Grade, crown, compact, drain. The surface gets a crown so water sheds to the sides, the material gets compacted so traffic does not pump it apart, and ditches carry water along and away instead of across. Skip any one of those and the road fails early.
