THE WORK

FROM RAW LOT TO BUILD-READY PAD.

Every pad starts with a walk of the lot. We look at slope, soil, drainage and access, then grade to the elevations on your plans: clearing and grubbing, cut and fill, moisture conditioning and compaction in lifts. When we leave, the pad sits where the plans say it should, with water draining away from it, not into it.

Anza, Garner Valley and the surrounding high country are not flat-lot suburbia. Decomposed granite, rock, and sloped parcels are normal here, and we have spent four decades building pads on exactly this ground. Hillside cut-and-fill pads, tight-access lots, and remote parcels are the jobs we know best.

How much does a custom house pad cost in Anza?

Do you certify the pad for my building permit?

We grade the pad to your engineered plans and compact in lifts, then work directly with your soils engineer, who performs the compaction testing and issues the certification your permit requires. That is the standard process in Riverside County, and we have run it for 40+ years.

Can you build a house pad on a sloped lot?

Yes. Hillside pads are normal work for us: we cut into the slope, place and compact engineered fill, and stabilize the transitions. Most of the pads we build around Anza and Temecula involve real terrain, not flat ground.
